Williams Pointe is a 59 lot project located in the City of Marysville, WA. A number of different unique design and permitting challenges were encountered on the project.
The project constructed significant frontage improvements along 44th St NE including additional turn pocket lane length along the arterial and adding bike lanes and pedestrian walkways and connections. The project completed a previously uncompleted ROW extension of 75th Ave NE to 44th Street, which provides additional emergency vehicle access and general mobility to local area residentials.
The project also encountered unique zoning constraints. A number of parcels in the assemblage were of two different zoning types, which provided complexity to the permitting and zoning calculations that were necessary to produce the subdivision.
Finally, an offsite sewer extension solution that had previously been a barrier to site development was designed and permitted by SGE that made the project possible.
